Los Angeles, CA, April 02, 2011 –(PR.com)– EmpowHer Institute, a non-profit dedicated to teaching life skills and entrepreneurship to girls and women in Los Angeles, hosted an “Empowered Girls” event last month with Sharon Lechter, C.P.A, who serves on the President’s Council on Financial Literacy, founded YOUTHpreneur and co-authored Rich Dad, Poor Dad. The “Empowered Girls” event was attended by more than 200 girls from Los Angeles area schools.

“Kids need to learn to be self-sufficient so they can take care of themselves, their families and others,” says Lechter, who developed YOUTHpreneur to teach kids business skills that lead to lifelong fiscal responsibility. “We need to give them the self-confidence and get them excited about their place in the business world.” EmpowHer Institute is focused on reducing the overwhelming 50% dropout rate among high school teens in Los Angeles by increasing the self esteem and business savvy of girls through compelling and informative speaker series like this one as well as in-class business and entrepreneurship mentoring.

“I really enjoyed the seminar!” said Bre’Leena Wright, ECHS student. “The seminar exemplified self-confidence and knowing that it is possible for anyone to overcome obstacles. I just have to think outside the box and not make things overly complex.” The partnership between EmpowHer Institute and ICEF Vista Charter Middle School and Environmental Charter High School brings together "real life" learning and relevant education to set students on a path to graduation and success.

About a week ago, on March 25th, a coalition of Nigerian youth advocacy groups bearing the moniker "What About Us?" hosted Nigeria's first ever youth-centered presidential debate at the Shehu Musa Yar'adua Center in Abuja. Hosted by Big Brother Africa alumnus Ebuka Obi-Uchendu, and moderated by world renowned novelist Chimamanda Adichie, the debate featured questions crowd-sourced from young Nigerians around the world using email submissions, SMS short code and Google Moderator.

Based on a poll that ran on http://www.whataboutusnigeria.org, seven candidates were invited to engage in a direct dialogue with Nigeria's youth, who account for more than 70 percent of the population. While Reverend Chris Okotie (FDP), Gen. Muhammadu Buhari (CPC) and President Goodluck Jonathan (PDP) chose to be absent, three of the selected candidates, Mallam Ibrahim Shekarau (ANPP), Mr. Nuhu Ribadu (CAN), and Chief Dele Momodu (NCP), were in attendance. Professor Pat Utomi (SDMP) who had initially accepted the debate invitation, apologized for pulling out due to extenuating circumstances.

The event was broadcast live on Channels TV and simulcast on the web powered by YouTube, allowing viewers across the globe to watch the event unfold in real time. Following, viewers cast their vote for ACN candidate, Mr. Ribadu, as the winner of the debate with 57 percent, Mallam Shekarau followed suit with 36 percent and Chief Momodu earned the remainder 9 percent.

"This was a major first step for Nigeria – not just for us. By sitting silent for so long, we have allowed our leaders to take advantage of our apathy but that stops now. The mission behind 'What About Us?' was to give the youth a voice in the political process, empowering us to better understand the issues that most affect our lives and enabling us to hold leaders accountable on the promises they make on the campaign trail. Whether we go out to vote on April 9th, tweet or use our mobile phones to report fraud at the polling booths or encourage friends and family to vote wisely in person or on Facebook, we must continue to play our role and reclaim our stake – because with more than 50 percent of the vote, IT IS ABOUT US," the group said in a joint statement.

Several prestigious universities in Nigeria and abroad hosted viewings of the debate including the University of Abuja and Columbia University in New York. Media outlets including Sahara Reporters, Voice of America, and Bella Naija also streamed the debate live to a global audience.

Facebook Brings Distressed Homeowner And Realtor Together

Agent finds neighbor through social media and saves home from foreclosure

After a Morgan Hill homeowner had given up hope on selling his distressed property, he received a message on Facebook from neighbor and Realtor, John Fagan. The two had never met, however Fagan saw his neighbor's home on the Notice of Default list and wanted to help. In just over 2 months, the home was listed and sold as a short sale for 98% of the list price.

When Fagan first saw the Notice of Default in January, he thought it might be too late to assist this homeowner with a short sale. The home had a foreclosure sale date that was just over two months away. The values of the homes had dropped approximately 40% in just five years in this neighborhood.

After a little online research, Fagan discovered that the homeowner had an out-of-state mailing address. Thinking that the home was an investment property, he realized this may be a fruitless effort, as banks are less likely to approve a short sale on investment properties. However, he continued to dig deeper to see if he could assist the owner.

"As a Certified Distressed Property Expert (CDPE), I knew that 7 out of 10 homeowners were going into foreclosure without visible intervention," Fagan said. "It appeared that was the case for this homeowner as the foreclosure sale date was nearing and the house was not listed for sale."

Fagan did a search for the owner's name and location on Facebook. With only one matching return, he decided to send a message to the person to see if it was in fact his neighbor.

"I decided to take a chance and I sent Eric a Facebook message simply asking if this was the same person that owned the home facing foreclosure and explained that I was a local Real Estate Broker that lived around the corner," Fagan said. "I explained that as a CDPE, I was trained to help homeowners in his situation and would love the opportunity to help."

Eric responded quickly with very detailed information in regards to his situation. He purchased the home as his primary residence but had to relocate out-of-state for work. He was suffering a considerable loss, approximately $2500 each month, on his property in Morgan Hill, despite having renters in the home.

A few Facebook exchanges, e-mails and phone calls later, the owner and Realtor decided it was worth listing the home as a short sale. After one open house, they received an offer on the home. The bank approved the offer after just a few weeks of negotiations and because it was a cash buyer, the home closed 18 days after receiving bank approval.

"I jokingly call John a magician, because he managed to get my short-sale approved when I was told by several people including lawyers and lenders that there was no chance due to my situation," said Eric. "I was prepared to walk away from the property and have it go into foreclosure. However, John sought me out, and in a very respectful way, convinced me that he would do his best in short-selling the property."

Short sales allow the sellers to repay the mortgage at the price that the home sells for, even though it is lower than what is owed on the property. With plummeting property values, this can save many people from foreclosure and even bankruptcy. More and more lenders are willing to accept short sales because they are much less costly than foreclosures.

"The CDPE designation has been invaluable as I work with sellers and lenders on complicated short sales," said Fagan. "It is so rewarding to be able to help sellers save their homes from foreclosure."

Eric's situation proves that it's never too late for a seller facing foreclosure to seek help. Due to the lengthy and expensive foreclosure process, most lenders prefer short sales and are willing to postpone the foreclosure date to allow homeowners time to complete a short sale. And in most cases, a short sale is a much better alternative to foreclosure.

Ms. O'Connor has been working in construction-sector sustainability since 1983, with diverse multidisciplinary roles in research, design, analysis, consultation and technology transfer in Canada and the U.S. Her work experience has an emphasis on energy efficiency, sustainable design, and overall building performance, and her background in both architecture and engineering provides a strong technical foundation in many building systems. Past experience includes responsibility for research and technology transfer in sustainable construction, durability and construction market intelligence with FPinnovations, building science research in the Windows and Daylighting Group at the Lawrence Berkeley National Laboratory, a faculty position at the California College of Art and Architecture, a program director role at the PG&E Center, and design consulting.

A Director on the Athena Board since 2006, Mr. Pope is a Sustainable Building Design Specialist at Natural Resources Canada who develops research on energy efficiency for commercial buildings, provides design facilitation for high-performance building, and training on whole building energy simulation. With Natural Resources Canada he participated in the development of whole building energy analysis software supporting the Model National Energy Code of Canada for Buildings 1997, and an early version of the ATHENA® Impact Estimator for Buildings software (ATHENA® IE). He is Past Chair of the Canada Green Building Council's Metrics & LCA Task Force, and a Past Councillor for the Province of Ontario with the Ontario Association of Architects.

He has completed numerous government research and private consulting projects dealing with manufacturing efficiency, resource utilization, green building, international competitiveness, economic feasibility of new technologies, market research, strategic planning, carbon footprinting and environmental/economic life cycle assessment. Mr. Meil is an internationally recognized life cycle assessment (LCA) expert and has also worked extensively in the area of life cycle costing (LCC) and on methods for marrying LCA impact indicators and LCC measures in a decision-making framework. Mr. Wayne Trusty, the other founder of the Institute and co-developer of the ATHENA® IE, has resigned from his position as President effective March 31, 2011. Athena's Board of Directors would like to thank Mr. Trusty and acknowledge his significant contributions to the organization since its inception; he leaves a considerable legacy. Mr. Trusty will continue to work closely with Athena and will share his wisdom and big-picture viewpoint with the sustainable building community through his work on boards and committees. In addition he will continue to provide education on LCA at sustainable infrastructure and building conferences, and as faculty for architectural and other professional association continuing education programs.

Mr. Malcolm Rowan resigned from his position as Chair of the Board of Directors effective December 14, 2010. Athena's Board would like to thank Mr. Rowan for his contributions to the organization and wish him all the best in his future endeavours. The Athena Board would also like to recognize the contributions made by Mr. John Carmody, Director of the Center for Sustainable Building Research of the University of Minnesota, since joining the Board in 2005; Mr. Carmody resigned from the Board effective December 7, 2010.

Established by Catherine and Steve Smith in 1999 as a Doctors Referral Clinic and converted into a Medical Cannabis Dispensary (MCD) in 2002 to serve the needs of patients around the Bay Area, HopeNet has led the way in cannabis legislation, patient services, and neighborhood outreach.

The regulations became official in 2005, and HopeNet was the first MCD to go through the newly crafted permitting process; again working hand in hand with the Health Department and other assorted San Francisco city departments in hashing out the practical difficulties of implementing the permitting process.

HopeNet still works closely with the Police Department and District Attorneys Office through working groups and aiding officers and command staff with staying current with cannabis legislation. We also continue to work with the San Francisco Fire Department on cultivation guidelines to help the city continue to be a safe place for both growers and residents to live and work.

Author/Filmmaker Tony Gaskins and Director Matthew Cherry are set for production to shoot the full length documentary "Locked And Loaded", the inside story to the NFL Lockout. Mr. Gaskins is known for his published readings, being a positive role model after overcoming his own younger day issues and now for enlightening messages to the masses, as to his appearances on the both the Oprah Winfrey Show and Tyra Banks Show documenting his credibility. When asking Mr. Gaskins his reason for bringing this project to life, his reply was "The fans need a say in the lockout, but more so than that, every side should be heard so that is why I decided to produce this documentary."

Matthew Cherry Co-founder of Transparent Filmworks with his business partner Scott Herbert, who has guided still words into motion visuals for innovative music videos, documentaries, shorts, narrative feature and web content, will be directing this insightful documentary. Matthew, who is also an ex-professional football player, knows the first hand issues that can come about.
